Thomasville Municipal Auditorium Design

Background
The City of Thomasville is undertaking a revitalization project for the historic Thomasville Municipal Building and Auditorium, which has served as a cultural and civic hub since its construction in 1938. The building has faced significant safety and accessibility issues due to years of deferred maintenance and aging infrastructure.

A phased renovation plan was developed by Turner & Townsend Heery and Theatre Projects to preserve the building's historic character while modernizing its systems. The goal is to restore the building as a vibrant cultural asset for future generations, with an emphasis on safety, historic preservation, community benefit, tourism, and youth education.

Work Details
The contract involves providing professional architectural and engineering services for the Thomasville Municipal Auditorium Capital Improvements Project. The work will be executed in two phases:

Phase 1: Life Safety and Deferred Maintenance
- Exterior repairs including façade restoration, window repairs, masonry restoration, structural concerns (egress stairs, elevated slabs), and enhanced exterior signage.
- Installation of a full facility fire suppression system and replacement of the outdated fire alarm system.
- Addressing ADA compliance issues in restrooms and egress routes.
- Mechanical, Electrical, and Plumbing (MEP) repairs along with code-compliant electrical upgrades.
- Replacement of HVAC systems.
- Auditorium improvements including ceiling repairs, acoustics enhancement, lighting upgrades, rigging system replacement, entry sequence improvements, and interior signage coordination.

Phase 2: Facility Enhancements
- Renovation of street-level spaces for flexible uses including office space and public areas.
- Relocation of the Visitor Center and adaptation of Council Chambers into multi-purpose arts space.
- Enhancement of lobby areas with concessions points of sale and lounges.
- Expansion of production equipment inventory for improved capabilities.
- Modernization of box office and guest services infrastructure.

Period of Performance
The anticipated commencement of work is scheduled for the week of February 2, 2026. Phase 1 is expected to reach substantial completion by Summer 2027 with grand opening events planned for early Fall 2027.

Place of Performance
The project will be performed at the Thomasville Municipal Building located at 144 East Jackson Street, Thomasville, GA.

Bidder Requirements
Bidders must demonstrate relevant experience in historic renovation projects. They must also provide proof of Georgia architectural license if applicable. Additionally, bidders are required to submit mandatory proposal forms including Contractor Affidavit & Agreement Form, Subcontractor Affidavit & Agreement Form, Certificate of Non-Collusion, Vendor Application, and Addenda Acknowledgement Form.
