Background
The Georgia State Financing and Investment Commission (GSFIC), acting as the Owner, is seeking firms to provide building commissioning services for the Athens Technical College - Walton County Campus Renovation, Phase I/II project.
This project aims to renovate a former high school built in 1956, which has undergone several additions over the years. The renovations will address critical updates to the HVAC system, improve accessibility, and enhance various facilities to meet current educational needs.

Work Details
The scope of work includes:
- Renovating the Fieldhouse into a welding lab (6,930 square feet).
- Overhauling the HVAC system across the campus with computerized controls.
- Renovating the one-stop area with a new entrance.
- Upgrading the 500 Building to expand manufacturing programs.
- Installing new electrical systems and retrofitting fire safety systems.
- Conducting ADA upgrades, hazmat abatement, and improving interior finishes.
- Performing parking lot repairs and implementing stormwater management strategies.
The project budget is estimated at $11,750,000.

Period of Performance
The commissioning agent's services are expected to commence immediately upon contract execution.

Place of Performance
Monroe, Georgia.

Bidder Requirements
Firms must meet minimum qualifications including: not being debarred or suspended from contracting; having current Commercial General Liability Insurance coverage of at least $1 million per occurrence; and having professional liability coverage of at least $1 million per occurrence.
