RFQu 26-752-005 CM at Risk Dunwoody HS Stadium Improvements

Background
DeKalb County School District, Georgia is seeking a qualified firm to provide Construction Management at Risk Services for the Dunwoody High School Stadium Improvements project. The goal is to enhance the stadium facilities in line with community needs and educational standards.

Work Details
The scope of services includes:
- Installation of a new bleacher seating system.
- Construction of a new press box.
- Modifications to concrete sidewalks, fencing, electrical systems, and data infrastructure.
- Upgrades to the concession stand and bathrooms.

Pre-Construction Phase Services will involve attending design conferences, assisting with design reviews, conducting constructability reviews, advertising and conducting pre-bid conferences, providing cost estimates, developing a Guaranteed Maximum Price (GMP), preparing construction schedules, and documenting existing conditions.

The Construction Phase Services will encompass management, supervision, financing, labor, materials, tools, utilities, and all necessary services to complete the project in accordance with the construction documents.

Period of Performance
The anticipated schedule includes: 100% Construction Document Submittal by April 2, 2026; Final GMP Approval by December 2026; Notice to Proceed in January 2027; Construction during Winter/Spring 2027; and Substantial Completion by July 2027.

Place of Performance
The project will be performed at Dunwoody High School located at 5035 Vermack Rd., Dunwoody, GA 30338.

Bidder Requirements
Firms must be authorized to do business in Georgia and possess necessary professional registrations and general construction licenses. Experience in K-12 public school projects is preferred. Firms must demonstrate financial strength appropriate for the project scale and submit qualifications electronically by May 7, 2026. Insurance requirements must be met as specified by DCSD.
