RFP for General Contractor to Manage Design-Build Process for City Courtroom-Office Building Project

Background
The City of Forsyth is preparing for new construction of a Courtroom and Office building. They are seeking a general contractor with extensive experience to manage the design and construction process, ensuring all project activities are coordinated with the City Project Manager, Will Campbell.

Work Details
The selected contractor will be responsible for:

1. Conducting a pre-construction assessment of facility needs and site surveys as necessary.
2. Developing preliminary building drawings into detailed designs and schematics, resulting in a guaranteed maximum price, project schedule, and final contract drawings.
3. Securing all necessary permits and clearances to comply with state and federal mandates.
4. Preparing the job site and selecting appropriate subcontractors and quality vendors for building materials.
5. Providing complete construction management services including supervision/administration of construction, reviewing payment requests, managing change orders, and coordinating with subcontractors.
6. Completing construction close-out, final inspection, project certification, and ensuring compliance with all City requirements.

Period of Performance
The contract will be performed following the completion of demolition work by the City of Forsyth, with proposals due by December 12, 2025.

Bidder Requirements
Proposals must include three hard copies and one digital copy on a USB flash drive. Respondents should demonstrate experience with similar projects, provide references from local governments, include resumes of key personnel assigned to the project, cost schedules for services, fees for reimbursable expenses, a sample professional services contract, and a proposed plan for project implementation.
