RFP #472-25 Design-Build Services for a New Rock Creek Park Gymnasium

Background
Dawson County is seeking proposals for design-build services to construct a new gymnasium at Rock Creek Park. This project aims to enhance the existing facilities and provide a venue for indoor sports, including wrestling. The project will be managed under a Design-Build delivery system, where both design and construction services are contracted by a single entity, ensuring streamlined communication and efficiency.

Work Details
The contractor (Design-Builder) will be responsible for all aspects of the project, including:
- Complete detailed design in accordance with specified criteria.
- Pre-construction engineering, planning, coordination, and permitting.
- Site inspection and engineering, including soil sampling and core borings.
- Site preparation and procurement of all necessary materials and labor.
- Project management and employee/sub-contractor coordination.
- Quality assurance and quality control measures throughout construction.
- Turnover of the facility upon completion, including warranties and operational instructions.

Specific areas of work include:
- Construction of a pre-engineered metal building as per specifications from Butler Manufacturing (or equivalent).
- Installation of utilities such as power (Georgia Power), water (Etowah Water and Sewer), fiber (Windstream), and sewer systems.
- Compliance with all relevant Georgia laws, codes, regulations, and safety standards.

Period of Performance
The contract period will commence upon award and is expected to last until final acceptance of the project by Dawson County. This is anticipated to take 250 calendar days from the issuance of the Notice to Proceed letter.
