RFP #25-044 Microbrewery and Tasting Room Operator

Background
The Downtown Development Authority (DDA) of Albany, Georgia, is seeking a qualified and experienced brewing industry partner to submit proposals for the lease or purchase of the Pretoria Fields Microbrewery facility located in downtown Albany. This facility is designed to support craft brewing operations and aims to contribute to the growth of the food and beverage industry in the area. The DDA invites proposals that align with community goals and have the potential for economic impact.

Work Details
The selected operator will manage the microbrewery and tasting room, which includes:
- Utilizing a state-of-the-art brewing facility equipped with essential utilities such as water, gas, electricity, and sewage.
- Operating a 30-barrel brewing system manufactured by Brew Fab, including a Hurst Boiler system for steam generation.
- Managing a glycol cooling system for brew tanks and holding tanks.
- Utilizing a large walk-in cooler and keg coolers for storage.
- Hosting events in dedicated spaces within the brewery and outdoor areas designed for community gatherings.
- Collaborating with local stakeholders to support research and development initiatives.

Period of Performance
The anticipated schedule includes proposal submissions due by April 24, 2025, with a possible notice to proceed in June 2025. This will be followed by a soft opening in July 2025 and a grand opening in August 2025.

Place of Performance
The contract will be performed at the Pretoria Fields Microbrewery located at 120 Pine Avenue, Albany, GA.

Bidder Requirements
Proposers must have been in business under their current name for at least one year and demonstrate experience with similar projects. They must comply with the Georgia Security & Immigration Compliance Act and provide certifications regarding debarment status. Additionally, proposers are required to secure all necessary permits before commencing work.
