Description

The Interdisciplinary Research Center building (CA) is a 4 story + basement building that houses wet lab-based research. This building is key in both AU and USG's strategic growth plan. Augusta University is designated by the Board of Regents as Georgia's Health Sciences hub and is home to Georgia's only public academic medical center, the Medical College of Georgia, and the Dental College of Georgia. The CA Building is one of AU's primary research-based facilities and is located in the heart of AU's research core. AU has initiated a building wide HVAC assessment to set a road map for infrastructure improvements. Currently the building is experiencing wide temperature and humidity wings, which are negatively impacting the environmental stability needed for research.
Background
The Board of Regents of the University System of Georgia is soliciting qualifications for design professional services for the Renovations to the Interdisciplinary Research Building at Augusta University. This building is a critical facility for wet lab-based research and is integral to Augusta University's mission as Georgia's Health Sciences hub.

The project aims to address significant environmental stability issues caused by outdated HVAC systems, which are negatively impacting research activities.

Work Details
The project involves comprehensive renovations including: rebuilding four central air-handling units over 30 years old, reusing serviceable frames and walls, replacing fans, heat wheels, control valves, heating and cooling coils in these units, and updating controls from pneumatic to DDC.

Additionally, it includes replacing the remaining boiler and upgrading controls, improving compressed air and vacuum systems, adding redundant chilled water pumping, and duct cleaning. The project will adhere to sustainable design principles as per the Energy Efficiency & Sustainable Construction Act of 2008.

Period of Performance
Design services are expected to commence by October 13, 2025, with construction documents anticipated for completion in February 2026. The start of construction is contingent on funding availability.

Bidder Requirements
The selected architectural/engineering firm must perform a minimum of 50% of architectural design services in-house. Firms must submit a Certification Form (Exhibit A), Certificate of Insurance and Minority Status (Exhibit B), Project Team Composition (Exhibit C), Contractor Affidavit (Exhibit E), and Proposer’s Disclosure Statement (Exhibit F).
