Regular Roof Inspection & Minor Repair Service

Background
The Butts County Board of Commissioners is seeking qualified contractors to provide routine roof inspections and minor repair services for all designated County-owned buildings. The goal of this contract is to ensure that the roofs of these facilities are properly maintained, thereby reducing the need for emergency repairs and preserving public assets.

Work Details
The contractor will conduct scheduled roof inspections at least semi-annually, inspecting for damage, deterioration, or wear including leaks, soft spots, missing shingles or tiles, loose flashing, clogged gutters, and blocked drainage systems.

The contractor will replace missing or broken tiles/shingles using materials that match existing roofing. Written inspection reports must be submitted for each facility detailing inspection dates, conditions found, work completed, and photos of key findings. Any major damage or repair needs estimated over $1,000 must be reported to the County Maintenance Director within 48 hours. Compliance with local building codes and safety standards is required.

Period of Performance
The contract will be for a twelve-month period with an option to renew for up to two additional one-year terms based on funding and performance.

Place of Performance
Services will be performed at various designated County-owned buildings in Butts County, Georgia.

Bidder Requirements
Bidders must be licensed, insured, and bonded to perform services in Georgia. They must also participate in E-Verify and complete the required affidavits. A Performance and Payment Bond equal to 100% of the total contract amount is required from the successful bidder.
