Pierce County BOE Additions & Modifications to Pierce Middle and Patterson Elementary Schools

Background
The Pierce County Board of Education is seeking qualified construction management firms to provide Construction Management at Risk Services for the Additions and Modifications to Pierce County Middle School and Patterson Elementary School.
The goal is to ensure the project meets the educational needs of the community while adhering to budgetary constraints and timelines.

Work Details
The project includes site work, building construction, selected demolition, fixed equipment, and millwork.
Loose equipment, furnishings, and appliances will be provided under separate contracts by the Pierce County Board of Education.

The Construction Manager (CM) will be responsible for:
1. Pre-Construction Design Phase Services including validating budgets, participating in design meetings, evaluating designs for constructability, developing schedules, and providing cost estimating.
2. Bidding and Award Phase Services including pre-qualification of contractors, developing bidding requirements, conducting pre-bid conferences, and analyzing bids.
3. Construction Phase Services including maintaining on-site management, ensuring quality control, administering contracts, and documenting progress.
4. Warranty Phase Services including resolving punch-list items and coordinating post-completion activities.

Period of Performance
The project is scheduled to target occupancy by January 2027.

Place of Performance
The work will be performed at Pierce County Middle School in Blackshear, GA and Patterson Elementary School in Patterson, GA.

Bidder Requirements
Firms must demonstrate experience with similar projects and provide qualifications that include a description of the firm, experience with comparable projects, project team details, financial stability evidence, safety history, local participation plans, and a fee proposal.
