Description
Background
The Georgia State Financing and Investment Commission (GSFIC), acting as the Owner on behalf of the Board of Regents of the University System of Georgia, is seeking firms to provide design-build services for Project No. J-446, Skiles Critical Infrastructure Renewal and Upgrade at the Georgia Institute of Technology in Atlanta, Georgia.
This project aims to renew critical infrastructure in the Skiles building, which is a heavily utilized instructional facility that hosts nearly 10% of on-campus classroom instruction.
Work Details
The scope of work includes upgrading the HVAC system to resolve significant indoor air quality issues, replacing essential electrical and plumbing systems, and repairing the building envelope.
The project will involve strategic demolition and renovation in limited areas to restore classroom functions to spaces previously subdivided into offices (approximately 17,000 square feet). Offices that have been combined will be re-subdivided to their original layouts (approximately 3,000 square feet).
The Design-Build services will encompass both a Preconstruction/Design Phase and a Construction Phase. During the Design Phase, design documents will be provided through a design professional. The Construction Phase will involve construction responsibilities including means & methods of construction, safety programs, quality control, and competitive selection of all construction subcontracts.
Period of Performance
Design-Builder services are anticipated to commence by October 2025 with construction documents expected for completion by August 2026.
Place of Performance
Georgia Institute of Technology, Atlanta, Georgia.
