HVAC Improvements and Renovations at Centennial Academy

Background
Maxair Mechanical, LLC has entered a contract with Atlanta Public Schools (APS) as Construction Manager at Risk. The goal of this contract is to seek competitive bids for building HVAC improvements and renovations at Centennial Academy, aligning with APS's mission to provide a safe and conducive learning environment for students.

Work Details
The project involves HVAC improvements and renovations within a project area of 63,850 square feet. Bidders are required to price two separate phases of construction based on provided drawings. Key requirements include:

- No construction will occur while students and staff are present in the building.
- All mechanical equipment will be pre-purchased by Maxair, and the installing Mechanical and Electrical Contractor must warrant this equipment for one calendar year.
- Required subcontractor trades include Drywall, Ceiling tile, Flooring, Roofing, Painting, Concrete, Masonry, and MEP trades. Bidders must read, fill out, sign, and return the scope sheet for their respective trade when available.
- A Certificate of Insurance (COI) must accompany sealed bids.

Period of Performance
The anticipated start date for the project is May 25th, 2026, with an expected completion date of July 24th, 2026.

Place of Performance
The work will be performed at Centennial Academy located at 531 Luckie Street, NW, Atlanta, GA 30313.

Bidder Requirements
Bidders are encouraged to be Minority, Women, or Disadvantaged Business Enterprises (MWDBEs). All contractors must undergo fingerprinting and a criminal record check initiated by APS prior to providing services on APS premises. There is a $45 fee per individual for the background check. Additionally, all personnel must adhere to Maxair and APS safety guidelines; tobacco products and controlled substances are prohibited on site.
