Background
Georgia State University (GSU), established in 1913, is one of the largest higher education institutions in Georgia, with over 52,000 students. The university is located in downtown Atlanta and aims to create inviting, comfortable, and accessible spaces that foster social engagement and belonging through its strategic plan 'Blueprint to 2033 – Our Place, Our Time'.
This project, known as Project No. BR-50-2508, focuses on renovating the 100 Edgewood Avenue building to enhance learning environments for students.

Work Details
The contract involves providing design professional services for the renovation of approximately 60,000 square feet across three floors of the 100 Edgewood building. The scope includes:
- Development of plans and specifications for modernized classrooms that align with current educational needs.
- Installation of communicating stairs between the second, third, and fourth floors.
- Incorporation of sustainable design principles as per the Energy Efficiency & Sustainable Construction Act of 2008.
- Services required include program validation, existing site conditions analysis, conceptual design, schematic design, construction documents preparation, construction administration, interior design services including furniture layout and material finish boards, mechanical and structural designs, code compliance reviews, commissioning support, and potentially civil engineering and traffic design.

Period of Performance
Design services are expected to commence by October 2025 with construction documents completion anticipated by August 2026. The start date for construction will depend on funding availability.

Place of Performance
The renovation will take place at Georgia State University's 100 Edgewood Avenue building located in Atlanta, Georgia.

Bidder Requirements
Firms must be capable of performing a minimum of 50% of architectural design services in-house. They must also comply with Georgia's Security and Immigration Compliance Act by submitting necessary affidavits. Additionally, firms are encouraged to include minority-owned or woman-owned business enterprises as part of their team.
