Groundwater Plant Roof/Wall Renovations

Background
The City of Dublin, Georgia, is seeking competitive sealed proposals from qualified organizations to provide roof and wall renovations for the City’s Groundwater Treatment Plant located at 200 Truxton Street, Dublin, GA. The goal of this contract is to upgrade the facility to meet current professional standards and safety features. The City aims to enter into a contract that results in the design and installation of necessary renovations, with all materials and services provided by the contractor.

Work Details
The scope of work includes:
- Low Roof Renovations:
- Fabricate and install covers to protect open filter beds from falling debris using 2" x 6" framing on 12" centers, cladded with 23/32" RTD Sheathing SYP plywood.
- Covers must extend over filter bed edges by 1' where possible.
- Anchor covers with 3/8" concrete anchors.
- Apply food-grade silicone sealant at joints to prevent debris entry during construction.
- Remove existing TPO membrane roofing system and dispose of it.
- Remove existing precast concrete panels carefully to avoid collapse.
- Install a new roofing deck and single-ply membrane system per Pi-Tech drawings, with a minimum of a 15-year manufacturer’s warranty.

- High Roof Renovations:
- Remove existing stone parapet cap blocks for cleaning and re-installation later.
- Dispose of existing TPO membrane roofing system and precast concrete panels.
- Remove two wythes of brick for wall repairs as marked during the walkthrough.
- Repair bar joist seats and re-install removed bar joists.
- Lay back removed brick per masonry infill notes on Pi-Tech drawings.

- Miscellaneous spalling repairs in both buildings will also be included as part of the project.

Period of Performance
The project is expected to commence following the proposal acceptance on March 6, 2025, with specific timelines for completion outlined in the contractor's proposal.

The work will be performed at the Groundwater Treatment Plant located at 200 Truxton Street, Dublin, GA.
