GGC J-440 PM Building A - HVAC Renewal and Central Core Renovation

Background
The Board of Regents of the University System of Georgia is soliciting statements of qualifications from firms interested in providing program management services for the construction of Project No. J-440, 'Building A - HVAC Renewal and Central Core Renovation' at Georgia Gwinnett College, Lawrenceville, Georgia. The project involves replacing existing rooftop HVAC systems with a centralized zoned system and renovating up to 15,000 gross-square-feet in the building's central core.

Work Details
The primary scope of the proposed project is to comprehensively replace the existing rooftop HVAC systems with a centralized zoned system. The upgrades are targeted to incorporate institutional grade chiller/boiler capacity, four large rooftop air handling units, modern VAV technology, and central digital controls.
The project will also include renovation of up to 15,000 gross-square-feet in the building’s central core to incorporate necessary structural support for the new rooftop central air handling units and selectively improve space configuration and function.
The project will incorporate sustainable design and construction concepts in compliance with the Energy Efficiency & Sustainable Construction Act of 2008.
The delivery method for this Project will be Construction Management at Risk (CMR), and the total project budget is estimated at $16,100,000.

Period of Performance
The Design Professional’s services are anticipated to commence by Fall 2024, with construction documents anticipated for completion in Fall 2025. The start of construction is contingent on the availability of funding.
