Generators and Automatic Transfer Switches Maintenance Services

Background
The Georgia Building Authority (GBA) serves as the landlord for state government buildings on Capitol Hill and the Georgia Governor’s Mansion. GBA is requesting bids for preventative maintenance and repairs for standby emergency generators and automatic transfer switches to ensure operational readiness and reliability.

Work Details
The contract includes comprehensive preventative maintenance services for emergency generators and automatic transfer switches. This includes:
- Semi-annual inspections to be completed by December 31st, including lubrication system checks, fuel/exhaust system inspections, battery/charging system evaluations, coolant system checks, engine general inspections, generator assessments, and transfer switch evaluations.
- Annual inspections to be completed by June 30th, which include all semi-annual tasks plus oil and filter changes, coolant changes, a no-load operation test, a meg generator/insulation test, and a 4-hour load bank test.
- The contractor must provide all necessary parts and materials such as oil, coolant, batteries, hoses, fittings, gauges, filters, indicator lamps, and electrical components.
- Documentation of findings must be submitted to GBA within 10 days of each inspection.

Period of Performance
The contract will commence upon award and will require ongoing maintenance services with specific deadlines for semi-annual (by December 31st) and annual (by June 30th) inspections.

Place of Performance
Services will be performed at various state government buildings managed by the Georgia Building Authority located on Capitol Hill in Atlanta, GA.

Bidder Requirements
Bidders must have an Electrical Contractor License and provide proof of commercial general liability insurance with coverage of at least $1 million per occurrence. Bidders must also be registered with the Georgia Secretary of State unless they are individuals. The bid submission must include a Bidder Qualifications and Certification Form, Bid Form, W-9 Form, and Contractor’s Affidavit Under O.C.G.A §13-10-91(b)(1).
