Doraville City Center, Construction Management, RFQ 24-007

Background
The City of Doraville is seeking to engage a Construction Manager at-Risk (CM/GC) for the Doraville City Center Project. This initiative is part of a long-term vision for downtown development that began in 2005, focusing on revitalizing the area through various planning efforts, including the Doraville Town Center Master Plan and partnerships with organizations like the Urban Land Institute.

The project aims to create a vibrant community space that includes public buildings, green spaces, and mixed-use developments adjacent to the Doraville MARTA Station.

Work Details
The selected CM/GC will provide preconstruction services including technical review, cost verification, cost evaluation, value engineering, schedule development, and management of construction activities. Responsibilities include collaborating with design professionals to develop bid packages, ensuring safety and construction methods are adhered to, and coordinating all construction contracts within budgetary constraints.

The project encompasses public improvements such as infrastructure development and a community building (People's Building), projected as a 3-story structure totaling approximately 30,000 RSF. Private development will include multi-family housing, retail spaces, restaurants, and a boutique hotel.

Period of Performance
The anticipated timeline for this project includes commencement of design professional services in February 2025, completion of construction documents by August 2025, with construction expected to start in May 2025.

Place of Performance
The contract will be performed in Doraville, Georgia, specifically at the site adjacent to the Doraville MARTA Station.
