Cottages on Maynard

Background
The Winder Housing Authority (WHA) is seeking qualifications from experienced firms to provide Construction Manager at Risk (CMAR) services for the development of the Cottages at Maynard, an affordable Cottage Court housing project in Winder, Georgia.

This project aims to expand affordable housing opportunities and enhance community well-being, aligning with WHA’s mission. The project has received City of Winder approval for a rezone to Planned Unit Development (PUD) on a 1.4-acre site.

Work Details
The CMAR will be responsible for both pre-construction and construction services.

Pre-construction services include: collaborating with WHA and stakeholders to review plans, assisting in design discussions with the City Planning board, providing cost estimation and value engineering recommendations, developing a comprehensive construction schedule, identifying risks and proposing mitigation strategies, and coordinating with architects and engineers for design feasibility.

Construction services include: managing all construction activities in compliance with WHA’s goals, ensuring adherence to budget and quality standards, procuring subcontractors through competitive bidding while complying with CHIP guidelines, incorporating owner-provided materials, implementing safety measures, facilitating progress meetings, addressing unforeseen challenges promptly, and overseeing project closeout including inspections and warranty documentation.

Period of Performance
The anticipated start date for pre-construction services is March 17, 2025.

Construction is expected to start on May 1, 2025, with an anticipated completion date of January 1, 2026.

Place of Performance
The contract will be performed at the Cottages at Maynard project location at 0 Maynard St., Winder, GA 30680.
