The Cobb County Behavioral Health Building has surpassed its capacity to serve its growing client base. The facility has room for expansion within the building. The project will require renovations to specific areas on the first-floor and build out of the vacant second floor. Cobb County is looking for a General Contractor for a Construction Manager At-Risk (CM at- Risk) for Renovations of the First Floor and Build Out of the Second Floor Behavioral Health Building to be located at 1758 County Services Parkway, Marietta, GA 30008. The services to be performed include but are not limited to:
- Active participation in the design process including cost estimating with cost projections due at each milestone, value engineering, bid procurement package preparation and distribution to subcontractors, plus, negotiations with subcontractors.
- Evaluation, suggestions, and recommendations for cost-effective construction methods and techniques.
- Award for procurement of materials and subcontractor services in cooperation with the Owner.
- Construction including furnishing all labor, materials, supervision, tools, equipment, etc. associated with the construction.
The Project is required to comply with State and Federal statutes, rules, and regulations, as well as those of Cobb County, including local permitting of the project. Additionally, the Project must comply with all grant rules, regulations, specifications, and requirements.

The facility has surpassed its capacity to serve its growing client base, necessitating renovations to specific areas on the first floor and the build-out of the vacant second floor.
The goal of this contract is to expand the facility's capabilities to better serve its clients.
Work Details
The services to be performed under this contract include:
1. Active participation in the design process including cost estimating with cost projections due at each milestone, value engineering, bid procurement package preparation and distribution to subcontractors, plus negotiations with subcontractors.
2. Evaluation, suggestions, and recommendations for cost-effective construction methods and techniques.
3. Award for procurement of materials and subcontractor services in cooperation with the Owner.
4. Construction including furnishing all labor, materials, supervision, tools, equipment, etc. associated with the construction.
5. Compliance with State and Federal statutes, rules, regulations as well as those of Cobb County including local permitting of the project.
Period of Performance
The contract will commence upon execution and issuance of a Notice To Proceed by the Owner and will continue until substantial completion is achieved as agreed upon in Appendix E.
Place of Performance
The work will be performed at the Cobb County Behavioral Health Building located at 1758 County Services Parkway, Marietta, GA 30008.
Bidder Requirements
The Construction Manager must comply with O.C.G.A. ยง 13-10-91 regarding immigration compliance and must provide proof of registration with a federal work authorization program.
Additionally, insurance requirements include Commercial General Liability coverage of $10 million per occurrence and other specified insurance types such as Workers' Compensation and Employers Liability.
