CONSTRUCTION MANAGEMENT SERVICES AT-RISK for HARLEM HIGH SCHOOL

Background
The Columbia County School District is seeking qualifications and proposals for Construction Management Services At-Risk for the Harlem High School project, which involves significant additions and renovations.

The goal of this contract is to ensure effective management of the construction process, adhering to budgetary constraints and timelines while enhancing the educational environment for students. The selected firm will work closely with the district and its architect, Smallwood, Reynolds, Stewart, Stewart & Associates, Inc., to deliver quality construction services.

Work Details
The scope of work includes demolition, site work, concrete flatwork and foundations, structural steel installation, exterior and interior masonry work, roofing installation, installation of doors and windows including hardware, interior finishes and specialties, cooler/freezer installations, plumbing systems, HVAC systems, fire protection systems, electrical systems, athletic facilities construction, and interior renovations.

The construction manager will also prepare bid packages for competitive bidding on various construction packages. Preliminary design concepts are included as Exhibit D.

Period of Performance
The contract period is expected to commence upon board approval on January 29, 2025.

Key milestones include completion of schematic design by December 9, 2024; completion of design development phase by March 17, 2025; a 50% set of construction documents by June 20, 2025; and an issue for bid set by August 20, 2025.

Place of Performance
The contract will be performed at Harlem High School located at 1070 Appling Harlem Road, Harlem, Georgia 30814.
