Chiller Replacement at Alumni Hall GSC

Background
Gordon State College is seeking qualified contractors for the replacement of the air-cooled chiller at Alumni Hall. The project aims to enhance the HVAC system's efficiency and reliability while ensuring minimal disruption to ongoing operations within the facility. The contract is issued by the Board of Regents of the University System of Georgia, with NBP Engineers, Inc. serving as the design professional.

Work Details
The contractor will be responsible for:

1. Demolition and removal of the existing air-cooled chiller.
2. Installation of a new air-cooled chiller that matches or exceeds the specifications of the existing unit.
3. Alteration of the existing Building Management System (BMS) to control and interface with the new chiller.
4. Performing necessary electrical work to support both demolition and installation activities related to HVAC systems.
5. Protecting existing structures, including concrete and finishes, during upgrades.
6. Providing temporary cooling solutions through a rental chiller during installation, including all associated costs for delivery, setup, and security fencing.

Period of Performance
The contract period is expected to commence upon award and will continue until project completion, with specific milestones outlined in a preliminary schedule to be submitted within 10 days after Notice to Proceed.

Place of Performance
The work will take place at Alumni Hall on the Gordon State College campus located in Barnesville, Georgia.

Bidder Requirements
Bidders must demonstrate:

1. A minimum of four years in business under their current name without being declared in default on any construction contract during that time.
2. Successful completion of at least three projects involving mechanical construction with air-cooled chiller systems valued at $275,000 or more.
3. A current State of Georgia License for mechanical work.
4. The foreman must have at least four years’ experience on similar projects, while the Project Manager must have two years’ experience on comparable projects.
