Background
Fayette County, Georgia is seeking bids for the renovation of the Fayette County Justice Center, originally built in 2003.
The Justice Center is a three-story building with a subterranean tunnel facilitating secure inmate movement.
The project aims to complete the buildout of the unfinished third floor and renovate select areas on the first and second floors to accommodate departmental relocations within the building.

Work Details
The scope of work includes:
- Completing the buildout of the third floor, which was left unfinished for future needs.
- Renovating select areas on the first and second floors to meet departmental requirements.
- Maintaining security and access protocols due to proximity to active courtrooms and offices.
- Utilizing a temporary exterior construction elevator for material transport.
- Following a specific sequencing priority for construction activities to minimize disruption to ongoing court operations, including:
1) Establishing access for the elevator,
2) Completing left half of the third floor,
3) Moving offices as renovations progress through floors,
4) Completing renovations on lower floors after vacating spaces.

Period of Performance
The contractor will commence work within 10 calendar days after receiving the Notice to Proceed and is expected to complete all work within 550 calendar days.

Bidder Requirements
Bidders must submit a bid bond equal to five percent of their total bid amount.
A performance bond and payment bond each in the amount of 100 percent of the contract price will be required upon award.
Bidders must also provide at least two references for similar work completed in the last five years.
