Background
The project is initiated by the City of Social Circle, Georgia, and aims to renovate the roofing systems of three downtown properties located at 120, 124, and 136 S. Cherokee Road. The objective is to bring the roofs up to current energy codes while addressing structural issues and enhancing the overall integrity of the buildings.

Work Details
The project involves the following key tasks:

- Demolishing existing roofs down to the roof deck.
- Installing a new R25 roof system (RS01) that includes a new 5/8" gypsum cover board, vapor barrier, and 4.5 inches of Polyiso continuous insulation.
- Applying a new TPO roof membrane.
- Adding new internal roof drains with overflow drains specifically for buildings at 120 and 124 S. Cherokee.
- Using tapered insulation to ensure proper drainage towards the roof drains.
- Replacing damaged wood planks with new 1/2" plywood in areas affected by significant water damage.
- Demolishing all existing roof skylights to be enclosed with the new roofing systems.

Period of Performance
The successful bidder shall commence work upon receipt of the notice to proceed and is required to complete all work within the contract time frame. The contract stipulates liquidated damages of $20 per day for any delays beyond this period.

Place of Performance
The work will be performed at three locations: 120, 124, and 136 S. Cherokee Road, Social Circle, GA 30025.

Bidder Requirements
Bidders must be properly licensed under applicable laws governing their trades and must be able to obtain necessary insurance and bonds for the project. A performance bond, separate labor and material payment bond, and insurance in a form acceptable to the owner are required from the successful bidder.
