Student Support & Academic Building Construction Management Services

Background
The University of North Florida (UNF) Board of Trustees is seeking construction management services for the Student Support and Academic Building project. This initiative aims to construct a new 60,000 square foot building that will provide various student-related services, including dining, lounge, study areas, academic support, office spaces, and an auditorium.

The project is part of UNF's mission to enhance student services and facilities. The anticipated groundbreaking for this project is scheduled for late spring of 2025.

Work Details
The construction management services required include:
- Pre-construction services such as cost estimates, constructability reviews, code compliance checks, and project scheduling.
- Development of a Guaranteed Maximum Price (GMP).
- Comprehensive construction services throughout the project lifecycle.

The selected Construction Manager will collaborate with UNF staff and the designated Design Team during both the design and construction phases. The contract will be executed in two phases:
1. Phase one focuses on pre-construction services with a fixed fee arrangement;
2. Phase two involves the actual construction where the manager assumes full responsibility for project execution and public bidding of trade contracts.

The project site will require site and utility work, including relocating existing utilities and providing new service connections.

Period of Performance
The contract will commence upon issuance of a Notice to Proceed (NTP) by UNF. The selected contractor must submit a GMP within 30 calendar days of the NTP. Substantial completion is expected within 670 calendar days from NTP, followed by final completion within 60 calendar days after substantial completion.
