DLA ITN for Leased Space - Dade County and Broward County

Background
The Florida Department of Legal Affairs is seeking proposals for leased office space in Miami-Dade County, Florida. The goal is to provide adequate office space and related infrastructure for the Agency's operations, which primarily involve legal services with minimal public interaction. The Agency has authorized Savills Inc. as its exclusive representative for this solicitation.

Work Details
The Agency requires between 26,585 and 29,685 usable square feet of office space within one building. The proposed space must include various types of offices and support areas, including:

- 6 enclosed offices at 225 SF each
- 28 enclosed offices at 150 SF each
- 58 enclosed offices at 100 SF each
- 9 workstations at 80 SF each
- 15 workstations at 60 SF each
- Reception area
- LAN/IT room
- Pantry/break room
- Interview rooms
- Mail room
- Conference rooms
- Training center
- Evidence rooms
- File rooms

The total usable area required is approximately 27,985 square feet. The Lessor will be responsible for providing a full-service lease structure that includes all operating expenses such as utilities and maintenance. Additionally, the Lessor must ensure that the space meets ADA compliance and provide necessary renovations prior to occupancy. Parking requirements include a total of 122 spaces (12 exclusive and 110 non-exclusive).

Period of Performance
The lease is expected to commence on December 1, 2026. Access to the space will be available thirty business days prior for setup. The initial lease term is ten years with two five-year renewal options.

Place of Performance
The leased space must be located within Miami-Dade County, Florida.
