Background
Orange County, Florida is seeking sealed offers for the contract titled 'Commercial Doors and Gates Preventative Maintenance and Repairs for Facilities Management'. The goal of this contract is to ensure safe, reliable, and efficient operation of commercial overhead roll-up doors, fire doors, gates, and ADA-compliant pedestrian doors through preventative maintenance and repair services.

The primary user of the contract will be the Facilities Management Department.

Work Details
The Contractor shall provide preventative maintenance (PM) and repair services for commercial overhead roll-up doors, fire doors, gates, and automatic ADA-compliant pedestrian doors. Services include:
1) Like-for-like replacement of doors and gates;
2) Replacement or repair of motor control systems components;
3) Repairs to restore functionality of doors and gates.

The Contractor must furnish all labor, tools, equipment, and materials necessary for these services. Complete replacements and new installations of electric/motor-controlled door systems are excluded from this contract. Services must maximize operational performance and comply with applicable codes and regulations. The Contractor will also be responsible for emergency repairs with a response time within two hours.

Period of Performance
The contract will commence upon award and will continue until March 26, 2026.

Place of Performance
Services will be performed at various locations throughout Orange County, Florida as specified in delivery orders issued under the contract.

Bidder Requirements
Bidders must provide valid contact information within ten business days of contract award. They must have a minimum of two primary technicians and two backup technicians assigned to service each lot under this Contract. Technicians must have at least one year of experience performing similar work. For Lot B (Automatic and ADA Pedestrian Doors), technicians must be certified by the American Association of Automatic Door Manufacturers (AAADM). All personnel must wear appropriate uniforms displaying the Contractor's company name.
