Background
Miami-Dade County is issuing this solicitation to establish a comprehensive maintenance program for the Johnson Controls Metasys Building Management System (BMS) at the Children’s Courthouse.
The goal is to ensure optimal performance and reliability of the BMS through preventive maintenance and emergency repair services.

Work Details
The awarded bidder will provide a full-service maintenance program that includes:
1. Preventive maintenance and emergency repair services for the Johnson Controls Metasys BMS, including all necessary parts, labor, materials, software, equipment, and transportation.
2. Repair, replacement, and critical upgrades of the Metasys system hardware and software.
3. Recommendations for improved system performance after each visit.
4. Annual facility tours with fire alarm system vendors for certification purposes.
5. Maintenance logs detailing all scheduled and non-scheduled maintenance activities, repairs, and technician details.
6. Software updates to maintain or improve system performance.
7. Database diagnostic tests to ensure optimal performance.
8. Repair or replacement of failed components with new or reconditioned parts.
9. Preventive maintenance routines as per manufacturer recommendations.
10. Emergency response services within two hours of notification for emergencies declared by the County.

Period of Performance
The contract will commence on the first calendar day of the month succeeding approval by the Board of County Commissioners and will last for a term of five years.

Place of Performance
The services will be performed at the Miami-Dade County Children’s Courthouse located at 155 NW Third Street, Miami, FL 33128.
