Simsbury Town Hall Hvac Rtu Replacement, 2025

Background
The Town of Simsbury is issuing this Invitation to Bid (ITB) for the HVAC RTU Replacement project at the Simsbury Town Hall. The facility is currently cooled by several rooftop units (RTUs) that distribute conditioned air to Variable Air Volume (VAV) boxes throughout the building. Each office space utilizes hydronic heating for both reheat and primary heating, with an independent hydronic heating coil in each RTU to temper the supply air.

The existing HVAC control system integrates Metasys, N2, and BACnet systems by Johnson Controls.

Work Details
The scope of work includes:

- Replacement of RTUs #2 & #4;
- Replacement of RTU #6, which will be bid as a unique line item to isolate incremental costs;
- Removal and disposal of old units;
- Installation of new units, including rigging, ductwork connections, electrical work, and all other tasks as indicated in the project drawings.

Period of Performance
The contract will commence on May 21, 2025, and conclude on June 19, 2025.

Place of Performance
The work will be performed at Simsbury Town Hall located at 66 Town Forest Road, Simsbury, CT 06070.
