Background
The City of Bridgeport's Office of Planning and Economic Development, in partnership with the State of Connecticut's Department of Economic and Community Development, seeks proposals for the reuse, redevelopment, and operation of the Total Mortgage Arena, a municipally owned, 10,000 seat multipurpose regional entertainment and sports venue located in downtown Bridgeport.

The Arena has been a significant part of the community for 25 years, hosting various events including concerts and family shows. The City aims to rejuvenate the facility to generate jobs, enhance tourism, and provide equitable community benefits.

Work Details
Respondents are invited to propose uses for the Total Mortgage Arena that may include sports operations or other entertainment activities. The proposals should aim for the highest and best use of the facility to maximize attendance and economic impact.

The City seeks experienced developers who can strengthen connections between the Arena and surrounding neighborhoods while enhancing transit-oriented development. Proposals should include plans for community engagement, business operations details (including projected employment), economic impact estimates, and integration with local businesses.

Period of Performance
The anticipated duration of the development and operating agreement is at least ten years with options for renewal.

Bidder Requirements
