Request for Proposal for Boiler Replacement at the Down Valley Park

Background
San Miguel County is seeking proposals for the direct replacement of a non-functional wall-hung Munchkin boiler at Down Valley Park, located at 22855 Highway 145, Placerville, CO 81430. A recent inspection revealed that the existing boiler was damaged beyond repair due to an internally clogged heat exchanger that caused a small explosion. The model has been discontinued, and parts are no longer available. The goal of this contract is to restore heating functionality in the park's restrooms.

Work Details
The contractor will replace the existing wall-hung Munchkin boiler with a Lochinvar Knight WHB085L-101 85,000 BTU propane condensing boiler. The scope includes:
- Installing a natural gas to propane conversion kit if necessary;
- Replacing the Taco 007 cast iron circulator pump;
- Replacing one automatic air vent;
- Replacing a 2.5-gallon expansion tank;
- Providing all necessary piping and fittings to connect to the existing single zone system;
- Injecting 30% glycol into the system;
- Removing the old boiler and associated parts;
- Cleaning and testing the system; and
- Providing a one-year warranty on all labor and materials.

Period of Performance
The project is expected to commence upon contract award and must be completed no later than September 4, 2026.

Bidder Requirements
A mandatory site visit is required for contractors to familiarize themselves with the County’s boiler system. Proposals must include a transmittal letter outlining the contractor’s capabilities, staff experience descriptions, sample projects similar to this scope of work, fee estimates for total project costs, and must be signed by an authorized representative.
