MCC2024-107 Wray Facility Renovation

Background
The Wray Facility Renovation project is initiated by Morgan Community College, located in Colorado. The college aims to renovate a property that has been vacant for 15-20 years, previously used as a gas station. The goal of this contract is to transform approximately 3,000 square feet of the building into functional educational spaces including classrooms, a computer lab, conference room, offices, and restrooms.

Work Details
The contractor will be responsible for the complete renovation and finish of the facility located at 300 Dexter Street Wray, CO. This includes:
- Demolition and new construction as per the provided drawings titled '2024-107_Morgan CC Wray Campus T.I. Addendum #1 – Code Review' dated 02/24/2025.
- Construction of classroom spaces, a computer lab, conference room, offices, and restrooms.
- Exterior work involving the removal of an existing canopy, assessment of the parking lot condition, and refreshing the building's exterior.
- Adherence to prevailing wage and apprenticeship contribution rate requirements with weekly compliance reporting via LCP Tracker and maintaining a daily log of employees on site.

Period of Performance
The anticipated start date for the general contractor is May 4, 2025. The construction is expected to be completed by December 2025.

The renovation work will take place at 300 Dexter Street Wray, CO.

Bidder Requirements
Bidders must meet specific qualifications including:
1. Experience providing general contracting services on at least two projects over $500,000 within the last three years.
2. Demonstrated experience in projects of similar scope and complexity.
3. Bonding capability up to $500,000 with a letter from surety affirming this capacity.
4. Compliance with Colorado's prevailing wage laws and requirements under the Buy Clean Colorado Act (BCCO). Preference will be given to Colorado resident bidders.
