Background
The Community College of Aurora (CCA) is committed to providing accessible, inclusive, and student-centered educational spaces. To enhance the student experience and expand program offerings, CCA is undertaking an interior remodeling project within the existing Student Center, identified as CCA-2025-001. This project aims to support the relocation and expansion of student services, including the Student Success Department and Testing Center. Additionally, it will improve spaces designated for the Corporate College and event programming. The remodeling will address evolving space needs and enhance the functionality and aesthetic of the building.

Work Details
The scope of work includes interior remodeling across four key areas:
1. **Student Success Department (Floor 1)**: Removal of the existing bookstore and reconfiguration to accommodate new offices and resource areas, with minor modifications to HVAC and lighting systems.

2. **Testing Center (Floor 2)**: Enlargement by removing interior walls from two adjacent offices and refinishing the space; minimal modifications to HVAC and lighting.

3. **Corporate College (Floor 2)**: Installation of new finishes, walls, and doors to separate it from the adjacent Program/Event space.

4. **Program/Event Space (Floor 2)**: New interior finishes with an alternate for a kitchenette area; minor modifications to HVAC and lighting are included.

Period of Performance
The anticipated contract start date is April 21, 2025.

Bidder Requirements
Bidders must be registered in CORE before award. A bid security of not less than 5% of the bid price is required if the construction value is $50,000 or greater. Preference will be given to Colorado resident bidders and for Colorado labor as provided by law.
