Background
The State of Colorado, through the Office of the State Architect and the State Buildings Program, is initiating a project for the construction of the MSU Denver Health Institute Tower. The goal of this contract is to procure architectural and engineering services necessary for the successful completion of this public project, which includes various phases of design and construction management.

Work Details
The Architect/Engineer will provide a comprehensive range of services throughout multiple phases including:
- Pre-Design Phase
- Schematic Design Phase
- Design Development Phase
- Construction Documents Phase
- Bidding Phase
- Contract Administration Phase.

Specific tasks include:
- Conducting regular meetings with stakeholders to refine design requirements.
- Preparing Schematic Design Documents that illustrate project components.
- Developing Design Development Documents to fix and describe project size and character.
- Creating detailed Construction Documents that set forth requirements for construction.
- Assisting in obtaining bids and conducting pre-bidding conferences.
- Providing contract administration services during construction, including site visits to monitor progress and quality of work.

The Architect/Engineer must ensure compliance with applicable codes and regulations throughout all phases.

Period of Performance
The contract will commence upon approval by the State’s Controller and will continue through the completion of all design phases, construction, and a one-year warranty period following substantial completion.

Place of Performance
The project will be located at MSU Denver in Colorado.
