AFB 25-1-NCSB Replace North & Church Bldg. Roofs

Background
Arapahoe Community College (ACC) is issuing a solicitation for the replacement of roofs on two buildings: the Church Street Building and the North Building. This project is part of a controlled maintenance initiative, identified as project number 2024-090M23, with an estimated construction cost of $342,657. The goal is to ensure the integrity and functionality of the roofs to support the college's mission of providing educational services.

Work Details
The scope of work includes:

1. Removal of existing roofing layers down to the deck for both buildings, including river rock ballast.
2. Installation of new white, 60-mil EPDM fully adhered roof membrane covering.
3. Installation of new polyisocyanurate insulation with tapered crickets to ensure proper drainage.
4. Installation of new coverboard and detailing accessories as per manufacturer’s requirements to withstand Colorado wind forces.
5. Provision for termination bars and counterflashing at parapet walls, and detailing expansion joints where they currently exist.
6. Installation of 24Ga prefinished steel parapet coping metal.
7. The Church Street Building will require new 6’ box gutters and downspouts, along with fall protection on the northern edge without a parapet.
8. Replacement of significantly rusted/deteriorated exterior wall flashing around the perimeter of the Church Street Building.
9. Submittals for all materials used in roof replacement must be provided for review and approval by ACC.

Period of Performance
The anticipated timeline for this project includes a mandatory pre-bid meeting on February 18, 2025, with sealed bids due by February 25, 2025. The anticipated start date for construction is May 12, 2025, with completion expected by July 1, 2025.

Place of Performance
The work will be performed at two locations within Littleton, Colorado:

1. Church Street Building located at 2625 Church Avenue, Littleton, CO 80120.
2. North Building located at 5900 South Santa Fe Drive, Littleton, CO 80120.
