ACC DQ 25-6-41525 Lower Library Remodel

Background
The State of Colorado, through the Office of the State Architect, is issuing a documented quote request for a construction project at Arapahoe Community College (ACC).
The project involves remodeling the lower library to accommodate a work unit being relocated from a leased facility into the Main Building.
The library, originally constructed in 1990, serves as a quiet study area for students and requires modifications to enhance its functionality while maintaining security and accessibility.

Work Details
The scope of work includes:
1) Construction of a solid wall approximately 15’-9” long with a small return and 13’-7” of storefront featuring a 3’ glass door that swings freely without a latch or lock.
2) Construction of two study rooms with one wall of storefront and a glass door that latches (no lock).
3) Isolation of the construction area with a temporary wall on the west side, ensuring an exit path to the fire exit on the east side.
4) Coordination with ACC’s furniture vendor for installation schedules.
5) Conducting an acceptance walk with ACC and documenting discrepancies in a punch list report.
6) Providing a one-year warranty for the work completed.

Period of Performance
The anticipated contract start date is May 14, 2025, with completion aimed before mid-October 2025.

Place of Performance
The work will be performed at Arapahoe Community College located at 5900 S. Santa Fe Drive, Littleton, CO 80160.

Bidder Requirements
Bidders must demonstrate possession of a valid General Contractor license in Colorado and provide two references for similar projects completed within the last 18 months.
A bid security of not less than 5% of the total bid is required if the construction value is $50,000 or greater.
