2025-104M24 Upgrade for Code Compliance McDivitt Hall

Background
The State of Colorado and Otero College are soliciting bids for the Upgrade for Code Compliance project at McDivitt Hall, located at 1802 Colorado Ave, La Junta, CO 81050. This project aims to address code compliance issues following the expansion of the welding program, which increased the number of welding stations from eight to sixteen. The upgrade is necessary to meet safety standards, including ADA compliance and fire suppression requirements.

Work Details
The scope of services includes:
- Upgrading and replacing mechanical and electrical systems for 16 weld booths and over 37 pieces of welding equipment.
- Installing a new automatic sprinkler system for the welding shop, restrooms, and classrooms (Add Alternate #1).
- Providing new code-compliant lighting in the weld shop.
- Constructing a new fire room to house the sprinkler system and existing domestic water system.
- Replacing non-code compliant fire glass between classroom/office and weld shop.
- Installing a new eyewash station with shower, mop sink in the weld shop, and ADA compliant drinking fountains in the adjacent hallway.
- Removing fixtures and patching walls to ensure ADA compliance in adjacent restrooms.
- Add Alternate #2 includes providing new wall and floor finishes, ceiling tiles, plumbing fixtures, and accessories in the restrooms.

Period of Performance
The anticipated construction start date is December 15, 2025, with an expected completion date of July 15, 2026.

Place of Performance
The work will be performed at McDivitt Hall, located at 1802 Colorado Ave., La Junta, CO 81050.

Bidder Requirements
Bidders must comply with several requirements including:
1. Not having been previously terminated by the State for non-performance on a State Buildings contract.
2. Having operated under the same business name for at least two years.
3. Demonstrating experience with similar projects valued over $800,000 each.
4. Showing bonding capability up to $700,000 for individual projects.
5. Attending a mandatory pre-bid conference scheduled for November 10, 2025.
