Background
The Orange County Transportation Authority (OCTA) is seeking proposals for Building Engineering Services at 2677 N. Main Street, Santa Ana, CA.
The goal of this contract is to provide daily engineering services to ensure the proper functioning and maintenance of building systems from July 1, 2026, to June 30, 2029.
Work Details
The contractor will provide the following services:
1. One Fulltime Building Engineer and One Part Time Utility Engineer available Monday to Friday from 0700 to 1700.
2. Each engineer will be provided with a phone and charger.
3. Services include:
- Plumbing: Troubleshooting plumbing fixtures (toilets, showers, sinks, urinals), sewer drain support, and coordination with jetting contracts.
- Electrical: Troubleshooting power outages, lighting replacements, light switch repairs, battery replacements for dispensers, and egress door system repairs.
- HVAC: Troubleshooting temperature fluctuations and providing vendor access for HVAC repairs.
- Appliance Repairs: Maintenance on refrigerators (water filter replacement every 6 months), microwaves (diagnosis), water dispensers (water filter replacement every 6 months), coffee machines (water filter replacement every 6 months), garbage disposals (diagnosis), and water fountains (water filter replacement every 6 months).
- Fire/Life/Safety: Troubleshooting alarm panel messages, smoke detector maintenance, and monthly fire extinguisher checks.
- General/Miscellaneous tasks including tenant requests, furniture repairs, general handyman tasks, and routine checks of building systems.
- Preventive Maintenance schedules for equipment within scope and coordination with vendors for outsourced maintenance.
Period of Performance
The contract will be performed from July 1, 2026, to June 30, 2029.
