Description

Scope of Work Requested

The project involves tenant improvements totaling just over 3,000 square feet within two existing shell spaces on the second floor of the Academe at 198' mixed-use academic and housing building, located at 198 McAllister Street, on the campus of UC Law SF (formerly UC Hastings) in downtown San Francisco.

The work includes:
  • Shell Space 1: Demising the area to create two classrooms, each with approximately 30 seats.
  • Shell Space 2: Constructing an open office suite, including a conference room and a storage room.
  • Installation of new branding signage for San Francisco State University (SFSU) in the existing corridors immediately outside the two shell spaces. The final signage design will be determined in coordination with the owner.
  • Provision of AV, power, and data pathways to accommodate owner-furnished, owner-installed (OFOI) furniture and devices (furniture and AV devices themselves are excluded from the scope).

The work will require expertise in the following disciplines:

  • Selective demolition of HVAC and sprinkler elements
  • New mechanical ductwork and grilles

  • BAS integration and telecom panel
  • Display mounts and back-boxes
  • New partitions with sound attenuation and wall base
  • Doors and door hardware
  • Interior storefront
  • Acoustical ceiling tile (ACT)
  • Carpet tile
  • Gypsum floating and painting
  • Countertop
  • Roller shades
  • Marker boards
  • Minor penetrations into existing fire-rated partitions
  • Surface-applied branding signage

Requesting Entity

This solicitation is issued for work to be performed on the campus of UC Law SF (formerly UC Hastings), specifically for the benefit of San Francisco State University (SFSU), the intended tenant and user of the improved spaces.

Background

The project site is located within the Academe at 198' building, which was completed in 2023 and is actively in use throughout the duration of the proposed construction. The improvements will be made on an academic, non-residential floor.

Contract Requirements

Scope of work excludes provision of furniture and AV devices, but requires installation of AV/power/data pathways to support OFOI furniture and devices. The contractor must coordinate with the owner for the final design of SFSU branding signage.
