The City of San Marino is issuing this Request for Proposals (RFP) to identify and select a qualified development partner for the redevelopment of multi-family housing on a portion of the existing Stoneman site, located at 1560 Pasqualito Drive. Work Details
The project involves the redevelopment of a 1.56-acre portion of the City-owned Stoneman site into a high-quality multi-family residential community. The development must achieve a minimum density of 32 units per acre, resulting in at least 49 residential units, consistent with the City’s certified Housing Element and RM1 zoning standards.

The selected Developer will be responsible for all aspects of project planning, design, entitlement, environmental review, financing, construction, and management. Specific services include:
- Preparing a detailed development program;
- Conducting due diligence on site conditions;
- Preparing conceptual architectural designs;
- Developing a financial pro forma;
- Ensuring compliance with CEQA and other regulations;
- Managing construction processes;
- Engaging with the community during project planning;
- Proposing long-term property management strategies.
