IFB No. 126357 - Monthly Preventative HVAC Maintenance and "As Needed" Repair Services

Background
The Employment Development Department (EDD) of California is seeking bids for Monthly Preventative HVAC Maintenance and 'As Needed' Repair Services for their facility located at 1440 Marin Street, Vallejo, CA 94590. The goal of this contract is to ensure the proper functioning of HVAC systems, providing maintenance and repair services to support the EDD's operations.

Work Details
The Contractor shall provide the following services:
- Monthly preventative HVAC maintenance
- Inspections pertaining to HVAC services
- Consultation on best methods for repairs
- Completion of HVAC work orders as provided by the EDD Representative
- Minor emergency HVAC repairs
- Replacement of faulty HVAC parts
- Identification and reporting of safety hazards or faulty equipment.

Specific units to be maintained include:
- Rooftop unit: McQuay International Model # RPS036CLW
- Rooftop Telecom room: Trane XE1000 Weathertron model # TTR018100A2
- Ajax Boiler: Model # WGN-700-W
- Mini Split: Split System Heat Pump MODEL: PLA-A18EA7
- Mini Split: Split System Heat Pump MODEL: PUZ-A18NKA7
- KMC Controls: WinControl XL software.
- 6 roof-mounted Greenheck exhaust fans.

All work must comply with applicable codes and regulations and be performed during normal business hours unless otherwise arranged. The Contractor must respond to emergency calls within two hours.

Period of Performance
The contract will commence on July 1, 2026, and will continue through June 30, 2029.

Place of Performance
The services will be performed at the EDD facility located at 1440 Marin Street, Vallejo, CA 94590.

Bidder Requirements
Bidders must have a valid C-4 and C-20 State Contractor’s License. No subcontracting will be allowed unless it meets specific requirements set forth in the solicitation. Bidders must also provide proof of insurance coverage as specified in the solicitation documents.
