IFB 24-260521 WON Door Maintenance

Background
The Department of General Services, Facilities Management Division (FMD) of the State of California is issuing this Invitation for Bid (IFB) for WON door maintenance services. The FMD is responsible for managing, maintaining, and operating state buildings and grounds statewide. This contract aims to procure services specifically for the maintenance of WON doors at the CalEPA building located in Sacramento, California.

Work Details
The contractor shall provide all labor, equipment, and materials required for WON Door Maintenance services. This includes preventive maintenance and repairs on three (3) WON doors as specified in Exhibit A, Attachment 1.

Services include:
- Annual fire door inspections in compliance with NFPA 80
- Ensuring proper operation of door locking mechanisms
- Verifying the functionality of door control key switches
- Observing fire exit hardware operations
- Adjusting and lubricating drive chains
- Inspecting smoke seals for damage
- Ensuring compliance with Underwriter Laboratory ratings.

The contractor must also provide necessary replacement parts as needed during service.

Period of Performance
The anticipated term for this agreement is three years from the date of contract execution.

Place of Performance
Services will be performed at CalEPA (Building #024), 1001 I Street, Sacramento, California 95814.

Bidder Requirements
Bidders must possess a valid D-28 license issued by the California Department of Consumer Affairs. They must also provide proof of insurance covering general liability, commercial automobile insurance, and worker's compensation. Bidders are required to have three references from similar work performed within the last five years. Additionally, bidders must comply with Disabled Veterans Business Enterprise (DVBE) participation requirements with a minimum goal of 0%. All bidders must be registered with the Department of Industrial Relations (DIR) if required by law.
