Description
Background
Nibbi Brothers has been selected as the General Contractor for the Golden Gate Apartments project in San Francisco, owned by Chinatown Community Development. The project aims to completely renovate existing apartments located at 1820 Post St., consisting of three buildings with a mix of studio, one, two, and three-bedroom units. The buildings are Type V wood-framed structures, two to three stories high. The renovation is necessary due to extensive water damage and general disrepair.
Work Details
The renovation scope includes:
- Complete replacement of wood shingles with fiber cement lap siding
- New exterior windows and doors
- Associated painting and architectural sheet metal
The roofing will be stripped down to the plywood substrate and replaced with a new roofing assembly. Interior finishes will be removed while preserving existing drywall; new cabinetry, countertops, flooring, and wood trim will be installed throughout. Structural retrofitting will include selective dry rot repairs of existing wood framing and additional nailing for plywood shear walls.
Plumbing work involves replacing plumbing fixtures throughout and modifying plumbing piping for mobility units. HVAC work includes installing new kitchen exhaust ductwork and fresh air supply systems; bathroom fans will be replaced. Electrical upgrades will involve new receptacles and light fixtures while retaining existing wiring where possible.
Site work includes reconstructing an on-site concrete walkway adjacent to the parking lot, replacing a concrete ramp with an adjacent security fence at the pedestrian entry, maintaining existing landscaping and irrigation, and applying a new slurry coat to the parking lot asphalt paving.
Period of Performance
The project is scheduled to start in June 2026 and has a duration of 23 months, divided into three phases:
- Phase 1 (Building 1 - 19 units) lasting 7.5 months
- Phase 2 (Building 2 - 25 units) lasting another 7.5 months
- Phase 3 (Building 3 - 28 units) also lasting 7.5 months.
Place of Performance
The contract will be performed at Golden Gate Apartments located at 1820 Post St., San Francisco, CA 94115.
Bidder Requirements
Bidders must meet the LBE participation goal set by the Contract Monitoring Division (CMD) at 20%. Additionally, bidders must comply with local hiring policies requiring that at least 50% of project work hours for entry-level positions are filled by San Francisco residents and that at least 25% are filled by economically disadvantaged individuals. The project is subject to Federal and State prevailing wage requirements.
