Background
The Mission Bay South Block 4E project is being developed by Mission Bay 4 East Associates, L.P., which includes Curtis Development and Bayview Senior Services. The project aims to provide affordable housing in the Mission Bay area of San Francisco, with a total of approximately 400 residential units across two high-rise buildings.

This development is part of a broader initiative to create diverse communities with necessary amenities and services.

Work Details
The contract involves the selection of a General Contractor to provide Pre-Construction services for the Mission Bay South Block 4E project. The scope includes:
- Collaborating with the development team to refine project design and budget.
- Conducting pricing exercises and providing cost estimating and value engineering reviews at various design milestones (50% Schematics, 100% Schematics, etc.).
- Participating in securing permits and coordinating site activities.

The first phase will consist of a 13-16 story building with 165 family units, including amenities and commercial space. The second phase will be a 23-story building with 235 family units. Both phases will include above-ground parking garages and community-serving spaces.

Period of Performance
The anticipated timeline for the project includes financing applications in early 2026, construction commencement for Phase I in early 2027, and Phase II expected to begin construction in early 2028.
