Background
The Town of Los Gatos is seeking proposals for an Elevator Maintenance Agreement to ensure the safe and functional operation of six elevators across four municipal facilities. The goal of this contract is to provide comprehensive maintenance services, including preventive measures and compliance with state regulations.
Work Details
The contractor will provide monthly preventive maintenance services for six elevators located in the following facilities:
1) Library - 100 Villa Ave (2 elevators, KONE Eco Space Traction, 2012);
2) New Museum of Los Gatos - 106 E. Main St (2 elevators, Hydraulic, 1978 & 2016);
3) Adult Recreation Center - 208 E. Main St (1 elevator, Hydraulic, 1978);
4) Los Gatos Theatre - 43 N. Santa Cruz Ave (1 elevator, Traction).
Services include lubrication and inspection, testing of safety devices, cleaning of pits and machine areas, door operator inspection and adjustment, emergency troubleshooting and repairs, expedited support with State inspections, and monthly service reports along with annual condition assessments.
Period of Performance
The contract will commence in July 2026 and will last for a period of five years with no option to renew.
Place of Performance
The services will be performed at four locations in Los Gatos: the Library, New Museum of Los Gatos, Adult Recreation Center, and Los Gatos Theatre.
Bidder Requirements
Bidders must possess a C-11 Elevator Contractor License from the State of California. All work must be performed by a Certified Competent Conveyance Mechanic (CCCM) or under their supervision. Additionally, contractors must comply with all applicable codes including ADA standards and California Building Codes.
