Background
The Department of General Services (DGS), Facilities Management Division (FMD) of the State of California is responsible for managing, maintaining, and operating state buildings and grounds. This contract aims to procure chiller maintenance services for the Edmund G. 'Pat' Brown / California Public Utilities Commission (CPUC) located at 505 Van Ness Avenue, San Francisco, CA 94102. The goal is to ensure the proper functioning and maintenance of two SMARDT chillers and their controls.

Work Details
The Contractor shall provide all labor, equipment, and materials necessary for inspection, preventative maintenance, and testing services for two SMARDT Chillers. The specific services include:

- Preventive Maintenance
- Repairs as needed
- Technical Support Services

The annual preventative maintenance will involve tasks such as checking compressor motor assembly, motor starter diagnostics, inspecting control panels, condenser maintenance, cooler maintenance, and refrigeration system checks. The contractor must also provide emergency repair services within 24 hours of notification and maintain an adequate supply of replacement parts.

Period of Performance
The anticipated term of the contract is 36 months.
