Chiller Maintenance Services

Background
The County of Riverside Purchasing, on behalf of Facilities Management, is soliciting quotations for Heating, Ventilation, and Air Conditioning (HVAC) chiller maintenance services. The County manages over 80 buildings requiring HVAC and chiller preventative maintenance across four regions: Central, Eastern, Western, and Northwestern. The goal is to ensure the proper functioning of HVAC systems through scheduled preventative maintenance and repairs.

Work Details
The contractor will provide scheduled preventative maintenance services for HVAC systems and chillers, including but not limited to:
- Annual inspections of chillers and cooling towers.
- Emergency repair service availability 24/7.
- Maintenance tasks such as checking refrigerant levels, inspecting compressors, cleaning coils, checking fan blades, maintaining electrical wiring, and ensuring proper insulation.
- Provision of necessary filters, fluids, and freon at no additional charge.
- Compliance with California labor code regarding prevailing wages for work exceeding $1,000.
- Bidders must have a C20 Warm-Air Heating license and EPA 608 technician certification.

Period of Performance
The contract will be performed over one year with an option to renew for four additional one-year terms.

Place of Performance
Services will be performed at various locations throughout Riverside County as specified in attachment #1.

Bidder Requirements
Bidders must hold a current C20 Warm-Air Heating license issued by the California State License Board (CSLB) and be registered with the Department of Industrial Relations (DIR). Proof of registration and certification must be submitted with the bid. Bidders must also adhere to all legal requirements and provide a list of labor rates applicable to the services offered.
