Boiler Maintenance and Repair Services for State Facilities

Background
The State of California, Department of General Services (DGS), Facilities Management Division (FMD) is seeking to procure boiler maintenance and repair services for state property. The DGS is responsible for managing, maintaining, and operating state buildings and grounds statewide, as authorized by Government Code Section 14685 (a).

The goal of this contract is to ensure the proper functioning and maintenance of boiler systems within state facilities.

Work Details
The Contractor shall provide all labor, equipment, and materials required for boiler maintenance services for seven RayPak boilers located at the Ronald Reagan Building in Los Angeles, CA. Services include:
1. **Preventive Maintenance**: Conduct semi-annual and annual maintenance on the boilers which includes combustion testing, hydrostatic testing, inspection of waterside tubes, cleaning of water tubes, and calibration of controls to manufacturer specifications.
2. **Repair Services**: Provide foreseeable and unforeseeable repair services as needed to maintain operational efficiency. The Contractor must respond to repair requests within one business day and complete repairs promptly.
3. **Technical Support Services**: Offer up to eight hours of technical support per year via telephone to troubleshoot equipment issues.
4. **Parts Replacement**: Replace any worn or inoperable parts with new or equivalent factory-manufactured parts. All replacement parts require receipts for reimbursement.

Period of Performance
The anticipated term of the contract will be three years upon execution and approval.

Services will be performed at the Ronald Reagan Building located at 300 South Spring Street, Suite 1726, Los Angeles, CA 90013.
