Background
The City of Phoenix Public Transit Department is seeking qualified proposers for property management services for the office building located at 302 North First Avenue, Phoenix, Arizona 85003.
The contract is intended to commence on or about July 1, 2025, and will be for a duration of five years.
The building is a full-service facility with a current occupancy rate of 93%, housing three tenants and approximately 300 employees.
The City aims to ensure effective management and operation of the property in accordance with its policies and applicable laws.
Work Details
The Contractor will provide comprehensive property management services including:
1. Operating the Property and arranging for necessary work for proper operation.
2. Acting as a liaison between the City and tenants, performing customary services such as parking management, signage, key distribution & monitoring, janitorial services, and window washing.
3. Marketing any vacant spaces upon request from the City.
4. Ensuring communication regarding welfare and safety issues to both the City and tenants.
5. Evaluating non-customary requests based on appropriateness and best use of funds.
6. Administrative responsibilities including maintaining sufficient staffing levels, assigning a qualified Property Manager, overseeing tenant relations, conducting monthly inspections of subcontractor operations, and managing lease renewals and expirations.

The contract will commence on or about July 1, 2025, for a period of five years.
