Phoenix Deer Valley Airport Terminal Modernization Cmar

Background
The City of Phoenix, Arizona, is seeking qualifications for the Phoenix Deer Valley Airport Terminal Modernization project. The goal of the contract is to modernize the terminal facility at Phoenix Deer Valley Airport (DVT) by providing Construction Manager at Risk (CMAR) services. The estimated construction cost for this project is $10 million.

Work Details
The selected CMAR will provide preconstruction and construction services, collaborating with the designer and City staff. The project includes both interior and exterior improvements such as:

- Upgraded finishes and lighting throughout the terminal;
- Removal of existing structures and installation of new entry canopies;
- Reconfiguration of airport administration spaces;
- Terminal lobby enhancements for better views;
- A modernized exterior facade;
- Patio improvements;
- Installation of operable glass doors;
- Restroom expansion;
- Reconfiguration of storage and conference rooms.

The CMAR will also be responsible for soliciting bids from prequalified subcontractors, managing construction means and methods, and ensuring compliance with all relevant regulations.

Period of Performance
The contract period will begin upon execution and is expected to continue until project completion, with a significant milestone being the submission of a Guaranteed Maximum Price (GMP) proposal.

The work will be performed at the Phoenix Deer Valley Airport located at 702 West Deer Valley Road, Phoenix, Arizona.

Bidder Requirements
Firms must be registered in the City’s Vendor Management System prior to submitting a proposal. Only firms whose physical business is located within Maricopa County are eligible to meet Small Business Enterprise (SBE) subcontracting goals. The contractor must hold appropriate Arizona contractor licenses and demonstrate experience in similar projects.
