BFO-HVAC Maintenance FY25

Background
The Alabama Department of Environmental Management (ADEM) is seeking quotes for HVAC maintenance services for its Birmingham Field Office. The goal of this contract is to ensure the proper functioning and maintenance of HVAC systems at the facility located at 110 Vulcan Road, Birmingham, Alabama, for the fiscal year 2025.

Work Details
The contract includes a preventative maintenance plan that encompasses:

- Annual air conditioning inspection which involves replacing filters, belts, cleaning coils, checking Freon levels, cleaning drains, and oiling/greasing motors.

- Annual heating inspection which includes replacing filters, belts, and checking operations and high limit safety switches.

- Quarterly inspections and filter replacements for the following HVAC equipment:
- Ground Level:
- Captive Air Model # CASRTU3-1.400-20-20t Package unit: 8 reusable 20x25x2 Merv 13 filters to be changed and washed (Location: north side ground).
- Rheem Model # RHSAHM3617JA Indoor unit: 1 filter (20x20x1) (Location: warehouse).
- Rheem Model # RAND036JAZ outdoor unit (Location: south side ground).
- 1st Floor Roof:
- Carrier Model # 48GCENo4AZM5A6005TO Package unit: 2 filters (16x25x2 ZL).
- Carrier Model # 48GCENO6AZM5AW5TO Package unit: 4 filters (16x16x2 ZL).
- Carrier Model # 24ANA424A300 Outdoor Unit.
- Carrier Model # 59SC2D040E171112 Indoor Unit: 1 filter (16x25x1 ZL) (Location: warehouse).
- Carrier Model # 24AHA448A0050010 Outdoor Unit.
- Carrier Model # 59SC2D100EZ11120: 1 filter (20x25x1 ZL) (Location: warehouse).
- 2nd Floor Roof:
- Trane Model # YSC090F3RLAOOOO Package Unit: 4 filters (16x25x2 Merv 8).
- Trane Model # YSCO43G3RLA0100 Package Unit: either two filters each of sizes (20x16x2), (20x20x2), or (20x35x2) Merv 8.

Additionally, the contractor must provide other parts/supplies for routine maintenance or repairs at current list prices. Invoicing is to be submitted at the time of service.

Period of Performance
The period of performance for this contract is from October 1, 2024, to September 30, 2025.

Place of Performance
The services will be performed at the ADEM Birmingham Field Office located at 110 Vulcan Road, Birmingham, Alabama.
