Description

Design Build Statement of Work PART 1 PROJECT DESCRIPTION General Renovation of approximately 23,000 SF of existing clinical, inpatient and business service spaces in multiple phases and areas of the facility. Design-Build (DB) team must provide complete design and construction services as part of this work. Background The architectural finishes, (including windows, med gas head walls, mechanical, plumbing and electrical trim and fixtures) have exceeded useful life and require replacement. This project will also abate and remediate areas containing asbestos materials, lead based paint, rectify code deficiencies including seismic requirements, gaps in design as required by program design guides, ABAA accessibility, conversion of two inpatient unit rooms to single occupancy with private restrooms. Approximately 14,000 SF of this renovation scope is located on the third floor of the historic Cowboy Building (1934 construction), includes an inpatient unit, the adjacent Environmental Management Services department, Endoscopy and miscellaneous administrative office spaces. The remaining scope of 9,000 SF includes various locations throughout the facility of Cheyenne VA Medical Center and as identified in this SOW, drawings and supplementary information. Scope Design-Build Team services inclusive of construction documents, plans, details, elevations, schedules, calculations, specifications, furniture concept, and all information necessary to design and renovate areas identified and outlined in the SOW. General scope elements of the project include multi-phased construction, relocation, storage and move back of VA furniture, equipment, infection prevention plan and implementation, asbestos abatement plan, asbestos abatement, lead based paint, air sampling, testing, and monitoring throughout construction, noise transmittance, seismic requirements, major subfloor repair/replacement, infill of existing openings, replacement of multiple-flooring types, subfloor preparation, replacement of doors, hardware, door protection, windows, low-e window film, painting, ceiling grid and tile, solid surface countertops, stainless surgical cabinetry and counters, window sills, cubicle curtains, curtain track, window coverings, room signs, directional and wayfinding signs, handrail, wall bumpers, wall protection, corner guards, mechanical trim (diffusers, grilles, local filters, etc.), replacement of electrical light fixtures, replacement of med gas headwall units (including poppets, gaskets, fittings and isolated system loop purge), all plumbing fixtures toilets, sinks, faucets, showers, electrical and plumbing work, termination of abandoned utilities. High Level Goals for Each Area: 3rd Floor Cowboy Building - Inpatient Unit: The inpatient unit requires architectural finish replacements and currently contains (12) single rooms with private restrooms and (4) single occupancy rooms with shared restrooms. This project will increase the number of single occupancy rooms with private restrooms to a total of 16, mitigating privacy concerns and infection control risk and improved patient flow and satisfaction. 3rd Floor Cowboy Building - Environmental Management Services (EMS): EMS requires additional linen storage solution to support on-hand supplies for outlying clinics. Primary objectives for this space include utilization of modern, flexible, modular shelving and creating a more functional, shared breakroom space. Additional linen storage, preferably modular shelving solution Shared staff break and locker room for 40 employees, break area for 15-20 employees 3rd Floor Cowboy Building - Endoscopy: New flexible RN station, renovation of existing space including new compliant procedure room cabinetry and countertops. Reconfigure reception, entry, storage for patient and staff flow taking into account the requirement to have a secured med pyxis room. Refer to supplemental PDF titled Endo Concept 090823 . Other areas (approximately 9,000 SF): The high-level scope for these areas include (demo existing finishes as shown on VA provided Existing Finish schedule, new finishes as shown on VA provided New Finish schedule including floor patch, flooring, base, solid surface wainscot, tile/resinous flooring, wall patch and paint).

Work Details
